The Challenge & Vision

An 1880s terrace with original skirtings the owners would not part with, and a subfloor that had settled more than 20mm across the length of the hallway. The brief was a single unbroken floor from the front door through to the rear extension, waterproof enough for a bathroom threshold, and installed without lifting a single piece of heritage joinery.

Original skirting boards masked off ahead of levelling work in a heritage terrace.
Smoked oak hybrid planks scribed neatly against original heritage skirting.

The Solution

We mapped the settlement with a laser level and brought the whole floor to plane with a fibre-reinforced levelling compound poured in three stages. A 6mm hybrid plank in a soft smoked oak went down floating over acoustic underlay, scribed to the existing skirtings rather than butted against new quad — the detail that keeps the room reading as original.
