Portfolio Case Study

Bridgewater Rental Portfolio: Twelve Properties, One Floor

One laminate specification rolled across twelve rental properties so that any future repair is a stock item.

The Challenge & Vision

Twelve properties, each carpeted in a different decade, turning over between tenants at unpredictable intervals. The owner wanted to stop matching flooring to whatever was already there and start treating it as one maintainable asset — so a damaged board in any house is a stock item, not a hunt.

Neutral grey laminate being installed in a rental property between tenancies.
Matched batch stock held in reserve for future single-board repairs.

The Solution

One product, one colour, one underlay, across all twelve. A neutral mid-grey AC4 laminate that photographs well for listings and does not date. We hold matched stock from the same production batch in the owner's storage unit, so a scratched board after a tenancy is a two-hour repair rather than a room replacement.
